Now Under Construction - Last Chance to Choose Home & Lot

It's Time to Reserve Your Heartwood Home
Heartwood's Phase 2 is now under construction. The excitement is off the charts. We will soon be welcoming 14 new households into our community. Will you be one of them?

Excavators, bulldozers, and graders are shaping the land in preparation for building homes and carports. Because the start of homebuilding is only weeks away, we need to decide which home models will be built on which lots. Seven of our lots have been reserved by future Phase 2 homeowners who have chosen their home models to be built on their lots. But that means there are seven more lots that need to have home models assigned to them.

If you have been considering moving into Phase 2, now is the time to act so you won't miss out on being able to choose your home and lot. After August 9, we will need to make those choices so we can instruct the builder which foundations to start excavating.

We will also need to select options and upgrades for each home. Certain home features will have an optional upgrade available, such as the window package, cabinet package, wood interior doors, wood paneled ceilings, flooring, etc. The builder needs to know these selections so he can place orders and have the materials arrive on time.

The sooner you become a committed Phase 2 Homebuyer, the more choices you will have. There will be more lots available to choose from. You will be able to decide which model you'd like to live in and on which lot. There will be more carports to choose from. You will be able to select your home's options and upgrades.

Recent Progress
Home designs have been finalized. Construction loan secured. And construction contract terms agreed to. With these key pieces in place, we broke ground on July 7. Work so far has been focused on rough grading and building infrastructure: septic fields, water system, roads, and parking lots.

Because we locked down costs with our builder, we have been able to finalize home and carport prices. When you enter a Home Purchase Contract, your home and carport prices will be locked in. Our current prices are guaranteed through August 31. Because of recent construction cost escalations, we will reevaluate our home and carport prices in early September and increase as needed. So if you enter a Home Purchase Contract by August 31, your home purchase will be locked in at their current prices. Learn more on our ​Phase 2 Homebuyer Commitment and Phase 2 Homes webpages.

The Path Ahead
​In the next month or so we will complete construction of infrastructure. Our builder will then move to building carports, which we'll use for storing building materials during construction. Placing large orders and being able to store materials onsite allows us to lock in favorable pricing and avoid inflation uncertainty. And then it will be onto building homes.

We plan to have the first home completed and ready for move-in in January 2026 with the last (14th) home completed in the fall.

Our gorgeous dome greenhouse will be located in the center of our Phase 2 homes, meaning that fresh veggies and salad greens will be only steps away.

Why Join Now?
Becoming a Phase 2 Homebuyer before August 9 means that you can select your model and lot. After that, models will be assigned to lots so our builders can start construction on those homes. 

Becoming a P2HB before August 31 means that you can lock into current home and carport prices. After that, prices will be reevaluated based on construction costs, etc. See more about this on the About Phase 2 webpage.

And maybe the most important reason to join sooner rather than later is because we are only building 14 more homes. Once all 14 spots are taken, the opportunity window will be closed. There will not be a Heartwood Phase 3.

I have lived in the Durango area for 51 years. At 73, it is time for me to make alternate plans from my present life on my little farm near Ignacio that I have enjoyed for 21 years.
Already deeply invested in the Bayfield community, I am excited that the next phase for me might be owning a home in Heartwood.
Serendipitously, my have called my present place Heartsong Farm!
