Make Your Options & Upgrades Selections by October 31
In order to keep costs down, we need to make selections for almost all of our home options and upgrades by October 31. Our builder, Mike Sutter, can then order materials and lock in pricing. Options and upgrades include home features such as kitchen sinks, countertops, cabinets, and solar energy systems.
So if you've been attracted to living at Heartwood, now is the time to join Phase 2. If you join Phase 2 by October 31, you will be able to make options and upgrades selections for your home. The longer you put off committing to buying a Phase 2 home, the fewer choices you will be able to make about the finish details of your home.

A little about Sutter Homes...
We selected Sutter homes because they are a local builder with an outstanding reputation for building high quality, green homes. Mike Sutter has been a driving force behind our all-electric, Zero Energy Ready Homes. And probably most important, Mike is a person of high integrity who possess a very collaborative, solutions oriented attitude. We are building exceptionally high quality homes in Phase 2 – even better than in Phase 1, which is a high bar.
Electric service has been installed to all 14 Phase 2 homesites and carports. The homes will be all-electric with DOE Zero Energy Ready Home certification. An optional photovoltaic system on your rooftop will make your home net-zero. The carports will have sufficient electrical service to provide charging capabilities for EV's for all homeowners.
Ponderosa Model Will Have a Finished Basement Option with an Accessory Dwelling Unit (ADU)
Some exciting news to share...
We have recently worked out details with the County to create ADU's in the basements of our Ponderosa model. That means there will be the flexibility to have a rental unit with its own exterior entrance, kitchen/living room, two bedrooms, and a bathroom. Because of the expanded window wells, the basement apartments will receive lots of natural daylight and passive solar heating. These are not like your grandma's dark, dank basement. They will be full height, very dry (created by insulating exterior wall drain board), and bright.
ADU's are a win-win-win. They are great for the homeowner because of the flexibility and potential rental income they create. They are great for the renters because they allow a more affordable way to live at Heartwood in a fabulous living space. They are great for Heartwood because they help us achieve our goal of income diversity. Over the years, renters have brought great energy into our community.

Why Join Now?
Because construction is underway, by October 31 we'll need to decide which options and upgrades each home will receive. The sooner you become a committed Phase 2 Homebuyer, the more choices you will have. There will be more lots available to choose from. There will be more carports to choose from. You will be able to select your home's options and upgrades.
Current committed Phase 2 Homebuyers have already selected their models, lots, carports, options, and upgrades. If you are the next household to commit to being a Phase 2 Homebuyer, you will be the next one to choose your home and lot from those still available. Maybe the most important reason to get off the sideline and into the game is because we are building only 14 more homes. Once all 14 spots are taken, the opportunity window closes. Home excavations have begun. This is where the future home of Natalia, Alex, and their two little girls will be built.
Septic tanks were installed last week, meaning that the entire Phase 2 septic system is now nearly complete.
