​About Phase 2 

We have begun working on development of the second phase of Heartwood. We plan to add fourteen homes to our community. If you're interested in living in a close-knit community in harmony with nature, Phase 2 might be for you. You could be one of the Phase 2 founders, meaning that you could be part of the visioning and planning. Because Heartwood is an established and thriving community, you wouldn't have the high risk associated with starting a brand new community from scratch. Kind of the best of both worlds: being a founding member of a new community and joining an already successful community.

Frequently Asked Questions about Phase 2

​Q: How much will Phase 2 lots and homes cost?
A: It is too early to accurately estimate the costs of lots and homes. In determining lot costs, we still have many details to work out related to regulatory requirements for roads, water, and sewer. Our best, very rough estimate, at this time is that lots may cost in the range of $120K to $175K. Home costs will be dependent on design choices and prevailing local construction costs at the time of construction. Again, a very rough estimate of the total cost for a lot and home in Phase 2 would be in the $300K to $500K range.

Q: Can I work remotely from Heartwood?

A: Yes, absolutely. A large percentage of community members work remotely. We have 50 Mbps high-speed internet available and a great little regional airport​. Modern technology allows us to have the best of both worlds – a peaceful, quiet life in the country, close to nature and the ability to work globally.

Q: What will be the minimum home size in Phase 2?

A: It is likely that the architectural guidelines for Phase 2 homes will be very similar to those we used in Phase 1. There's a maximum home size of 3000sf, but no minimum. Be aware, however, that lenders may have rules related to the relative cost of your home to the cost of your lot so if you plan to borrow money to build your home, that could end up impacting your home size. It's recommended that you consult with your lender or mortgage broker to determine if any limitations may apply.

Q: What kind of homes will be built in Phase 2?
A: That depends – right now we're not sure whether we'll sell lots and then let people build their own custom homes or we'll hire a builder to
build production homes from a limited choice of floor plans, which saves a lot of money and hassle for homebuyers. Whichever path we choose will depend on the needs of future Phase 2 Members.

​We had approached Phase 1 development thinking that we would only offer custom homes, but as we progressed through the development process we learned about the cost savings and reduced hassle for homebuyers from production homes so we ended up giving members the choice of building their own custom home or buying a production home. All of our homes in Phase 1, whether custom or production, are very energy efficient, very high quality, and optimized for solar. That will be the case in Phase 2 also.


Q: Why has it taken so long for Phase 2 to be developed?
A: Twenty years ago when Heartwood Cohousing was forming, we had planned to create two phases, but we ran into some unexpected permitting problems. The highway intersection used to access our land was deemed too dangerous to allow further development. That intersection has now been upgraded so at long last our path is clear to move forward with creating Phase 2.
