Ponderosa
The Ponderosa is our largest home. It comes with three bedrooms, which can be increased to five bedrooms by finishing the basement. A separate entry and basement design also make the Ponderosa extremely well suited to include an ADU basement rental, which could bring in substantial rental income to offset mortgage payments. Taken together, these features make the Ponderosa our most flexible home. Because of its efficient three story design, the Ponderosa also has the best value per square foot. |

The main level has many great features that make the Ponderosa highly functional and comfortable. A large mudroom and pantry at the front entry provides ample storage. We have added a separate entry to create private access to the basement, making the Ponderosa ideally suited for a separate ADU rental unit. (The separate entry was added to the design after this artist rendering was created so it isn't shown here, but it is shown in the Builder Set download at the bottom of this webpage.) The large kitchen is laid out for efficiency with a small work triangle and 42" upper cabinets for extra storage. The open floor plan with a large dining room and living room plus 9' ceilings and vaulted ceiling in the living room create an extremely spacious feel. The bedroom at the rear of the home could make a great office or studio or could be used as an owner bedroom if the owner was no longer able to climb stairs. A sliding glass door gives access from the living room to your private back patio and backyard.
The upper level has a large owner bedroom suite with a huge walk-in closet, room for a king bed, and a large private two compartment bathroom. The second bedroom to the rear could make a nice office. It features an optional overlook window to the living room below. Both bedrooms have windows on two walls allowing refreshing cross ventilation on cool summer evenings. The second upper level bathroom means that the second bedroom has its own bathroom. The entire upper level is vaulted, giving it an open and spacious feeling.
The Ponderosa comes with a standard full unfinished basement for storage or future renovation. If you opt for the finished basement, you get a separate entry to the basement (not shown on this artist rendering, but shown on the Builder Set download at the bottom of this webpage), two more bedrooms, a bathroom, and a family room. Expanded window wells let in ample natural daylighting. The basement includes large bedroom closets plus an extra storage closet. The laundry room also has extra storage space. This artist rendering shows a kitchen / dining room / family room combo space making for a spacious basement ADU rental option, but that space could instead be finished as a large family room. If the basement is finished as an ADU rental unit, the owner household would have 3 bedrooms and 3 bathrooms and the rental household would have 2 bedrooms and 1 bathroom. If the basement is finished with a large family room (no kitchen), the household would have 5 bedrooms and 4 bathrooms.
