Private Landscaping Agreement |

Private Landscaping refers to the installation/planting of all private areas outside of the homes. They are separated into front yards, which face the central walkway, and back/side yards.
All costs for private landscaping will be borne by the private lot owner(s).
Front yards will be landscaped in a manner that does not interfere with the visibility between the front porches and the central walkway. Trees which will grow to not block this visibility are allowed.
No fences are allowed in the front yards. A common feel and free flow from one lot to the next will be encouraged between adjacent front yards.
Owners are reminded to keep the underground plumbing, electrical wires, septic tanks, etc. in mind when landscaping by selecting plants and locations that will not interfere with the function or maintenance of infrastructure.
In all areas, the use of pesticides of any type (herbicides, insecticides, etc.) is very strongly discouraged. Uses of such material will only be with the prior notification of the community and consultation with adjacent lot owners and the Land Stewardship Team. The Land Stewardship Team will provide a list of products and materials which don’t require notification and consultation before use.
Construction materials will be cleaned up within one year after completion of the respective home’s construction. Yards will be planted and managed as soon as reasonably possible.
Landscaping that minimizes water usage is encouraged.
Back and side yards will be managed according to the lot owner’s personal discretion, but consideration will be given to adjacent landowner’s preferences.
Fences, if built, will be done with input from adjacent landowners. Fences, bordering common areas will be done with input from the Land Stewardship Team. Any disputes between the member wishing to build the fence and an adjacent landowner will be resolved by the Land Stewardship Team before the fence can be built. All fences will fit into the overall aesthetic of the community.
Trees which cast shadows on buildings may only be planted with the agreement of the affected building’s owner(s).
Lot owners are responsible for controlling all noxious weeds, as well as any plants that have invasive potential. The Land Stewardship Team will provide information on the identification and control of such plants.

- Be cognizant of defensible space and maintaining 5 foot clearance around home and buildings of all flammable vegetation and materials.
- Remove all stressed, dead, or dying plants from your property.
- Maintain clear area under trees, removing ladder fuels, and removing lower limbs up to 8ft. from the ground (or 1/3 height of tree, whichever is lower).
- Keep any wooden structure or wood pile at least 10ft. away from house.
- Use fire retardant screening around all open spaces under decks, stairs, etc.
- For new landscaping, ie P2, maintain a 10 foot clearance between adjoining crowns of trees.
