Heartwood homes have septic systems and are therefore subject to La Plata County regulations requiring a septic system inspection before closing on the sale of a home. A Heartwood home seller is responsible for the cost of the inspection which includes the home septic tank, the lift station, and ET bed that it is tied into. Since the inspection requires that the septic tank be pumped out, the HOA will prorate the cost of pumping based on the 4 year tank pumping cycle, and when the tank was last pumped out. If there is any issue downstream from the septic tank, the HOA will be responsible for those repairs unless it can be shown that the homeowner in question is responsible for the needed repairs.
